i wouldn't bother...if you are concerned, throw some seed down, but i dont think its necessary. the tenants will probably trash it anyway.

thank you so much for your great insight. like i said i am looking to soak up as much info as possible. there is a prudential real estate office here in the town i live in that offers to help you on your way to get you license. they will provide you a job and also pay for all your expenses for your first year as a realtor. the charge only $500. after reading your reply i think that something like this will be extremely helpful seeing as i will be in a real estate office for a good amount of time. the only problem is i will have to work for them. are there any other resources out there that will be able to provide the insight and information that something like this can provide?
