It is a completely different thing  to have a callous and arrogant attitude towards things you don't understand, completely trivialize the  significance and prevalence of  rape and sexual assault in our society and the potentially  imbalanced power dynamic between men and women  in this type of situation, especially for someone just starting out ( and is very petite and practically looks like a child), and  to  imply that any assault you have experienced in  life is your own fault.

Pedro Salamanca Properly setting up a holding and operating LLC
17 February 2018 | 6 replies
I've been doing some research online and reading over every relevant thread on this forum regarding having a holding company and operating company system in place for asset protection.I already have my operating company that's an LLC in which I am the only member.I would really appreciate it if you guys could clear somethings up for me since there's a lot of conflicting info on this and I want to make sure I can set it up properly:1) When I create my holding company LLC, should I add multiple members (ie. myself and a family member) for any enhanced asset protection?

Quote from @Chris Seveney:I've seen some big ones in the news, but they are always for large investor slumlords that have egregiously ignored the law (and warnings) for a long time, or Landlords that are downright evil (sexually assaulting women, physically attacking Tenants, etc.).The best protection: know and obey the law, treat your tenants honestly and fairly. 400 rentals under management, 13 years, and I've never been sued.

Also, if the roof is anywhere near end-of-life, the new buyer is going to get bids for replacing it, and his offer will reflect the cost of a very expensive roof replacement. In other words, there are no loopholes and no free lunch here -- if it's saving you costs or enhancing future revenue, you've probably paid for it in some other way and if it's costing you in terms of expense or future revenue, you're probably getting a discount somewhere else in the transaction.
Francis V. Should I rent to a registered sdx offender?
14 April 2018 | 33 replies
The registry includes everything from the example above to rape/homicide (if sexual involvement) and everything in between.2) The tenant is the mother not the son.3) Depending on 1, and if no criminal record otherwise, I don't see an issue long as rent is paid on time.Of course if your property is certain distances from schools and other places he can't live there anyway.
