I believe if the original poster is patient and humble, the root cause of his wife's concerns will be brought to light and he can address them.

Did your inspector tell you "there is a crack" (obvious, useless information) or did they identify something structural that can be the root cause? 

The relationships individuals make (especially involving money) are truly rooted in trust.

If there are roots in the line preventing flow, we fix it. 

But if they plant something like forsythia that grows very quickly or bamboo that roots in and grows all over or puts in gardening beds or gravel - all of these things are actually pretty low investment on the tenants' part but can be a major headache when they overgrow or weeds come in or you have to mow around it.
