Unexpected expenses may diminish expected profits, that's true, and schedules on fix-ups and rehabs do tend to slip due to issues we cannot control.Marketing is a key aspect of ANY business - even REI, whether you're a wholesaler looking to sell your interest in a property you just put under contract, an investor looking for private lenders, a rehabber / fix-and-flipper looking to sell your latest completed property, a buy-and-hold investor looking for tenants, ... even if you're not ready to exit the W2 world and find you need to change employers: you're going to update your resume and market yourself to prospective employers.True, the education may be found in lots of places.

There isn't a topic that is debated by anyone with any basic finance knowledge (actually, I've never heard it debated by anyone other than Bob here in this thread).When Bob is successful at getting the textbooks rewritten to agree with him, or when he can find a qualified finance expert to come on here and agree with him, we can resume the debate.

My father in law is a nuclear engineer and he is very adamant that in order for radon to be harmful, it has to be almost direct contact with a much larger level than 4 picocuries.

Our situation:Plenty in savings, we could put up to 50% down payment on the home prices we're looking at.Excellent credit for both of us, no worries there.No debt really, other than a credit card balance every month but that's also paid in full every month (ie we never pay any interest on it)No previous foreclosures or bankruptcyWe will likely resume similar careers in the new state eventually, but no need to hurry financially, and want to take our time in getting to know the area and career options well before doing so.

Get a CPA (not plain acct or bookkeeper) that has a resume and does/knows:1) Investment property2) Tax treatment of sameOn 2) that changes all the time and book-keeper types just don't keep up.

I just think with yesterday's upset, nothing is going to happen or get passed and that will linger on his resume for many many years.
