I've dealt with insurance companies for a decade and a half daily as a part of my career in restoration work but... no trailer experience involving claims in all those years.

I have had out 2 restoration companies both with price tags that blow me away. 

One being a bank that'll do the non-recourse 401k loan @ 50-60% and then a non-DQ'd person that will loan me the rest?  Or

Ultimately I would be using a majority of my proceeds from my flip to place a downpayment on an apartment complex ( the goal is to place roughly 75-80,000 down so I am trying to have my net flip proceeds be around 30K and I will supply the rest)  Or am I better off getting a duplex and doing a minor rehab and selling at a later date?
