I believe most who sign up for these programs are too naive to know what's happening but if you are someone who does and still believe this is the best path forward I question whether you possess the moral compass or responsibility to care for someone else's hard earned money. 

The owner is responsible for any damage to the property that wasn't the fault of the tenant.

I do not see that really being beneficial with BP and other forums, for example here on bp I would say atleast 50% of the responses we see on things like IRA's, LLC's etc are really bad advice.

Unfortunately, most of the responses have not been recommendations.

We currently have one of our eight units rented to S8 tenants, and they are responsible for $600 out of the total $1200.

Long vacancies (6 months+), ridiculous turn times and costs, surprise add-on fees, several days to answer questions, and then responses incomplete.   

If they have 2 years remaining on their 5 year least then you could buy a business, then have the landlord not renew the lease and you still are responsible for your note terms.

None of the methods you purposed are bad, just gotta commit and run it for 5-10 years at a time.
