With respect to purchasing property through your Canadian corporation certainly you can do so, but any income earned by the US property would be subject to US branch profits tax in addition to the FIRPTA requirements Chad mentioned previously.

I guess it all depends on the type of renter relationship you have, but  if you start the "it's your problem, not mine" attitude, it's a slippery slope of the tenant losing respect for you, and the "IDGAF" attitude which could cost you a lot more in deferred maintenance.

I have many offers on the property @ $1600 and $1500 respectively that i'm sifting through.assuming they don't all fall through i'm in effectively for no money out of pocket and $3100 in cashflow - the mortgage which should be in the 2k range after the refinance.
