Barrier to entry cost for something "turn Key" (I know that a loosely used term in the industry but humor me)

Love how this spreadsheet includes snow removal.

The rent needs to cover the mortgage, vacancy, insurance, property taxes, repairs, maintenance, property management, capital expenditures, and any other expenses that are applicable (utilities, snow removal, landscaping).

I would like to buy around that area.I would love to get my cell phone number removed from the feed.

My property management thinks he is qualified based on just 4 pay stubs, employment verification and one screen shot of bank statement (just total. )when I ask my property management to ask that guys to show actual bank statements ( not screenshot of avail balance) and w2.my pm said, “it’s easy to find fraud using screen shot. the more I wait the more I loose.

It's a good thing I'll be able to adjust rents up however, because operating expenses have gone way up also thanks to steeply increasing property taxes, insurance, utilities, lawn care, snow removal, appliances, hiring anyone to do anything, materials, price per square foot to remodel, etc. all goods and services have gone way up.  

I posted only once so far offering to find someone off market properties here in San Antonio, however that comment was removed because I didn't read the rules and realize that type of comment is supposed to be in the classfieds section.I've learned a lot so far and I hope to add some value to the REI community here at BP.

The main issue that I have is that the tenant has 2 more years left on the lease and in order for me to fix all the mess in the basement I would have to remove tenant. all plumbing, electrical and structural is potentially dangerous.How do I manage repairs if tenant doesn't want to move?

I also have a camera in the garage, I think I need to remove this one. 

(there is enough space under the roof to set up the central AC).A few pros and cons that I can think of for each option:Mini split:-Flexible room temperature control-Less costly to operate if I turn it off in the rooms that I don't use-Takes more visible space, not very pleasing to eye-Renter might loose the remote or break the unit (somehow!!)
