Here's the link to that https://dor.sd.gov/Taxes/Business_Taxes/Publications/PDFs/CETGuide.pdfAs far as analyzing your deal, it's a no-go for me. 50k purchase and 20k rehab (pretty low estimate, and you have to build in a rehab contingency percentage for things going wrong) only leaves 30k for all of those costs, and with a 100k property you're looking at potentially 5-6k for the realtors alone.

The best advice I can give you on general contractors is to look at some homes that were rehabbed in the areas you are interested in, and look at public record to see which contractors pulled the permits.

I'd rather try keeping them with me at all times rather than just keeping a set in my car as I sometimes uber places or take public transportation and am not near my car at all times.

It seems like most sites don't give you any more than a public records search would yield, but this site purports to connect with you with people who actually have money to lend right now.
