This property is in good shape but rents are under market and I think could be bumped AT LEAST $100 per unit up to $200 per (realisticlly).I know that I can't predict what will happen in 3yrs for the market but I'm trying to find out if the estimated $100-200 cash flow that I'll expect will make sense or not.

Evictions take around 30-45 days in GA.Business climate/laws in general are far and away more favorable in GA over anywhere in California and it's much cheaper to do day to day business in GA over LA.Property taxes in GA are waaaaaaay lower than LAInsurance rates in GA are lower than LAAppreciation in GA is steady and predictable and not subject to the crazy up and downs of LA.Bang for your buck when buying property is exponentially better in Atl than LA.

It's a tough thing to judge since a lot has to do with predicting the underlying economy and future potential.I'm very interested in the underlying economies, seeing if they'll continue to improve over time and be less dependent on the military budget.
