This is just an observation, and it happens every Spring and FallWe have a large cabin in PF. 4 Bedrooms downstairs and 2 upstairs.So the older people likely take the downstairs bedrooms to avoid the stairs and the kids are upstairs.Parents and Grandparents tend to be colder natured than kids.The people downstairs turn up the heat, heat rises, and the people upstairs tend to turn on the AC.

Or is this property in a market where parking doesn't matter (IE: in Manhattan, you gain more in rent revenue by adding a unit more and getting an additional tenant)You would need to add in the value lost by getting rid of the garage + the cost of conversion to get an idea of the true opportunity cost of converting to an ADU.

They are a little far north and east from the main attractions of Sevierville/PF/Gatlinburg, but guests would still be able to access easily.

If you still want to go ahead consult with a specialized attorney and check the bilateral tax agreements with your countryyou may find 50% ltv loans with high rates which will hinder you returns and defeat the purpose of real estate investing which should be about taking advantage of leverage, mortgage interest deductions, depreciation, etc. that you would probably get in your countryAlso be aware that if you die while holding property in the US. the irs will levy a 50% estate tax on your assets.There is a way to avoid that but it involves creating complex structures with trusts etc..If you want cash flow los angeles is probably the worst place with sf and manhattan to look for.
