Just like pets became a huge amenity for the multifamily industry, Airbnb is now a growing trend that large multifamily operators are taking advantage of.

The subtenants are not taking care of the property and have unauthorized pets.  

Could you inform all tenants that the pet policy is subject to "service animals" and you are informing them that you cannot guarantee that in the future a present tenant, or new tenant may be permitted to use a  service animal in the building, that you comply with the law. 

We need to remember that this real estate craze was the pursuit of tulip bulbs a few hundred years back, among other crazes (hows your pet rock's value holding up?

If they choose to rent a room these will include:No drugs, alcohol, smoking, pets, or guests allowed. 

Instead of re-stating my criteria I ask specific questions such as when they would like to move in, income and credit info, pets, and criminal history. 

If it is going to be a pet free property, they have until their lease is up to find a home for their pet or to find a place to move.
