First: Verify the sponsor’s past performance especially for similar deals.

However, I'm struggling to determine the costs of rehab if I would have someone do it like drywalling and more extensive BRRRs. 

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.  

Hey @Eddie Hincewicz, just an FYI, I did an extensive survey of a bunch of lenders and none of them would lend more on an operating STR vs a similar home.That does include if they have a permit.So anyone looking to buy, they would have to come up with the extra cash if the owner wants to charge more than the comps support.

Things are expensive in Florida but you can still find "deals" or properties that will perform where you can get 10-25%+ CoC returns. 

A Walgreens with 25 yrs of lease left and 5x5yr extensions will be "safer" than a stand-alone mom and pop restaurant with a 5 yr lease and no experience in the restaurant business.  

I have also looked extensively into Cleveland as well.

So, they aren't in a position to take a property back if the buyer doesn't perform.

That's what I think a fair price is.It does depend on how far it is to the roofing supply store, how far it is for the workers to travel, if there's any rotting wood that needs to be replaced and how busy they are (busier = higher profit).You could buy a couple ladders, a compressor, a 100ft extension cord (14/3), 50 ft of rubber air hose, a roofing nail gun, a caulk tube a couple shingle removers and pick up some day laborers who know how to roof.
