I have an existing LLC for a separate investment property with a partner. 

Make sure you are registering with the county you operate in for a biz license and with the state division of hotels and restaurants and get a $2M+ liability policy.My company started as a mgmt company for just my and my partner's properties it then grew from there.  

Hello Pat,When seeking someone to partner with on this, I'd recommend sharing how much you plan on investing into the deal yourself.

But if you are buying property in cash for, say, $200k, and need 50-100k for rehabs, that is a totally different risk profile for your lender.You could consider partnering with someone with experience.  

If this is you are going this way and this is your first project you can expect that your options will be smaller if you are not partnering with someone who has successful ground up construction exits either as a GC or an investor.
