My fear is that they'll either tear the walls up themselves to deal with it (unlikely, she seems genuinely terrified of mice), or learn to live with it and I'll have 9 months of mouse damage to deal with at the end of the lease.

Current tenants are all 4 years at least, with 1 retail unit starting a 2 year lease this past June.Asking price is $310,000 and the rental income, which has stepped increases in rents currently sits at $36k for 2021, and $40k for 2022.My only fear is that to recoup my initial down payment would be quick and a good investment.

My biggest fear is the tree coming down completely in a storm, based on the angle it’s leaning now it would probably fall right on my garage. 1) I’ve tried to find a contact for the property and can’t find anything.
