By the time we Close on a property we already know which tenants we wish to keep and which we will cut loose (and when).The advantages of Closing on a full building is you have a revenue stream out of the gate.

Every time there is a budget battle, they scream the loudest, because they are entirely committed to a single funding stream.

That way, if he has any existing financing he can pay it off, get a big chunk of cash now and still have a residual stream of income.  

For applications like VoIP, gaming or video streaming, the upload speed is every bit as important as the download.  

Sure these increase the value of the house but they also consume cash and there's no way they improve your cash flow, unless you charge the neighbors to watch movies on your new 70" 4K display! 

Recently however I got interested in creating other income streams besides my salary and here we are.  

That's a great income stream when you're retired.
