Phil Grove and Shenoah Grove have a business model based on education, not really on real estate investing, and they are simply interested in the big $$ that people pay to join their programs; and that is all they do, and this is how their system is organized.

I would start by paying the second GC to write up a short statement explaining their expertise, what they found when they were awarded the job, what they did to fix the existing work, and attach a copy of their invoice.

Depending on your business model it will depend on how you want to incorporate your business.

The most important thing is to just look for properties with good rental income potential in comparison to the purchase price.In addition to low maintenance costs, you can also minimize your entry costs with an investor friendly agent who has both expertise and access to extensive inventory, including information on properties on & off the market.

I am biased but I truly believe in getting help it is not for everyone and many people are just fine DIY and this applies to all kinds of areas of expertise.
