Other than that it's just general cleanup, painting some mirrors beds appliances and maybe carpets.And then for moving the tenants in, I will be listing on Craigslist, needing one month security, month to month lease, proof of work and listing at 800  per bed room or 1,400 for each 2 bed apt.There is also a large lot next door, our original plan was to demolish all the buildings and build apts there, that may happen in the future but we want to get it cash flowing as we are loosing money at the moment.Any help or advice on anything is greatly appreciated

If they didn't do that, they would starve when winter arrives.The Future is VERY important.Another analogy I like to use is to Drive your Investments like an Investment Vehicle.When you look at past Data such as previous Sales, you are looking at the Rear View Mirror of your Investment Vehicle.When you look at current data, such as the current Rents and Expenses to calculate your Current cashflows or your Cash on Cash Return, you are looking at the side view... watching the action go by as it is occurring.When you look through the Windshield of your Investment Vehicle, you are looking at the road ahead.... seeing the path that it is taking you... and all the obstacles in the way.You are less likely to CRASH your investment vehicle by focusing on looking through your Windshield than remaining fixated on the Rear View Mirror or the Side Windows.If the bridge is out and you fail to see the bright red warning signs..... if your eyes are not looking straight through that windshield........ you will Drive your Investment Vehicle into the abyss down below.So please.....

One strange thing though is that the same issue is apparent in two rooms on opposite sides of the house but facing the same side (west), it's pretty much perfectly "mirrored", for lack of a better word, so I'm thinking a construction issue.Will definitely do our due diligence (if we even get it under contract!)

Hang a plastic liner on the shower pole, that costs nothing and looks good/better then nothing,better pictures and talk about the viewCould you use a new vanity in the bathroom and could your mirror be better/  How about your counter top there?
