Land that you're not personally developing most of the time falls into two categories - either you're speculating that development is coming that way, and will increase the demand for the land, or you're changing the current permissible use of the land in such a way that it will be worth more money now or in the future.

Great stuff - this type of regulation is somewhat counter-intuitively a lot better for investors than currently less regulated markets (where you don't know what could change dramatically in the future).

I moved from the SF Bay Area to live and invest in Reno, NV because of it being much more landlord friendly, low property taxes, close to Northern CA and Lake Tahoe, strong appreciation, and I understood the market after speaking to a bunch of people and feeling confident about the future here.

Watch the benefit of hard assets, especially in the future. ya again the cash flow is everything and I dont care if it appreciates or I dont expect the property to appreciate..
