My Fiancee lives in NYC and I'm planning to move there sometime mid 2019.

Hi All,So my fiancee and i have been shopping around for multi's and haven't found anything yet.

Well when people go into this with not enough reserves and the second a renter does not pay and they now have to pay a payment and lets say you did 40 of them ( like one company i bailed out) and they wrapped all of theres and of course now 5 people are not paying the tiny 200 or 300 a month gets used up pretty quick when they are having to debt service evict to turn overs on 5 to 10 of their portfolio.. next thing you know they start defaulting and then the sellers are getting foreclosure notices on a property they no longer own their credit gets trashed and NOW they start calling the AG the DA the RE department etc etc  Like Joe Kaiser  and many others. its a mess.they end up ripping rents and not paying then it starts to get dicy vis a vi criminal some just do it that way to start never have intention of making payments.

My fiancee and I plan on taking the same route for our first purchase.

At the same time, I would also like to be a real estate agent so I have access to the MLS, and can check out competitions of the house I'm buying without having to call agents and making things inefficient.I'm also an F-1 visa college student from South Korea, so I'll need to get a greencard before I can get a mortgage.I do plan on 1.

I'll continue to be a learner, but I might have some difficulty in getting approved for a bank loan since I'm an F-1 Visa student from South Korea. 

We are planning on using a HELOC to finance to the fix-and-flip deals and the HELOC is currently under my fiancee's name (since she owns that property).

Have a goal for doing this by a certain date.If you and your fiancee can manage thru the spending/debt reduction plan, then you'll have a far greater chance of being a happily married couple and a successful real estate investor.Best,Rick

We are eligible for the relatively new E-3 special working visas for Australians.

Ya know I like it here in LA but I am young single and have only one life to live, so I have been contemplating getting an investors visa and staying in each country for 1-2 months.
