Examine their point of view.  

I am also sitting for the Arkansas Bar Exam in July and (assuming I pass) will be a real estate attorney.I mainly do flips & rentals, some of what you guys call BRRR, also some of what you call "wholetailing" (although I just learned both of these terms, I have been doing them for years!).  

I'd examine the cracks really closely.

Many of the decreasing population stats scare me.

Cap rate or other stats would be useful.

This type of economic data is always lagging and there's always some random stat/chart/graph from FRED that will paint a scary picture.
