For my problems over the past few years I would strongly suggest that you do drive-bys long before and long after the scheduled inspection. 

I know liability is a huge concern with golf carts, especially since you don't know who is going to be driving it.

Frankly, if I can find good ones then anyone can.Our place is a long way from town and finding someone to drive 2 hours round trip ain't easy. 

I would also recommend driving the areas you want to invest in.

Does anyone know how I would be able to find an address of someone who recently passed away other than driving to city hall and going to public records?

Less headaches, better tenants, more rapid appreciation of rents and more overall profit, less driving… but maybe not as impressive to someone asking how many doors.

If they really like and respect you and enjoy renting from you, it dramatically drives your business in a successful direction.

And, to be honest, I am not even in the process of looking for a 4+ unit property (yet), which is what this section is referring to, but it drives me nuts when I read something I cannot understand.

Before you jump 2 feet into the Real Estate Investing world, I challenge you to find a balance of continuing your drive toward real estate while improving your position at your current role.
