@John Tappi there a many ways to set this up. you can consult with an attorney and explain to him your strategy and he will be able to lead you properly with when you should set up the LLC.

I'm not sure on that and you might want to consult a lawyer because an entity is treated as a separate person from most everything I read.

At the very least, you can consult with them and ask about their services and what the state requires to get an idea of what you would need to do without hiring them.

I was advised by the 1031 Exchange Agent to consult with a tax adviser wether its okay or not to perform another 1031 exchange.
