If your household income drops because you or your spouse loses your job, you'll just manage your budget and make some changes and not much will happen.

You will need property insurance to cover your building or structure, then you need coverage to protect the household items you might provide to tenants and finally you need to protect your own personal property in your occupied area.

Let's say the girlfriend doesn't work, or makes minimal income--do you allow them to move in as long as their total "household" income meets the minimum standards, or do you require them to both earn enough income on their own to quality?

It would need to be labeled as "Mixed use" or "Residential multi-household district".
