@Scott Anderson-  If you are able to obtain a large  credit from seller - I would  recommend  using this to " buy down the  rate" ...if you have no credit to  work with - I would recommend  using a  0 fee / low loan fee  option  to close the loan  ( with the  premise that  refinancing will be an option in the next few yrs ) 

I am meeting with about 2 people a week from bigger pockets over coffee and enjoying the experience.

Partial payments COULD be an issue WHEN THEY ARE LATE.

When you have finances in order and a trade that can help an investor, smart young investors like yourself use that as their competitive advantage to be an asset.

I just don't get what is in someone's head who is good enough with money to be an accredited investor but they send money off to a slick telemarketer with a fancy website. 

This isn't meant to be an ultimatum, but just a reminder to do it even if it feels like an inconvenience or a formality. 

This shouldn't be an issue for most DSCR lenders.

A local contractor would be an ideal buyer and could likely complete the repairs far cheaper than the OOS OP.
