As indicated I would have welcomed the legal action if it were not for the time drain but the tenant wisely decided that they really did not need the "emotional support animal".If by some chance that I did lose the legal case, I would have made sure that their rent was always at the top of market rent while my usual MO is to allow existing tenants rents to get below market rent.

If other people notice that, then it's a perfect opportunity to bring down the price and then maybe build a trellis along the fence line or similar, that will block the view for much of the yard.

So one of The Tell-Tale things to look for is where the down down drain it goes all the way into the basement at connection to the sewer and check those pipes for any type of leakage of rot.
