If my clients offer price is the highest price where they can achieve let’s say $100/door in a market where that is attainable, then it is an educated offer.

If you have to deal with Zoning or Planning Departments, Review Boards or attain a Variance, yes that could be months and months before attaining approval.

Makes no sense to me for you to do this in CT, which as you mentioned, has a very low barrier to attaining the HIC license.
