@Josh LaRose  You're smart to want to get a structure set up to limit your liability and to help with tax write-offs, the right structure (if anonymous) can also be a lawsuit preventative.   

I recommend you set up one Series LLC and then hold the properties in the other states in individual anonymous land trusts.

These were based on very specific conditions that must be met without exception.We have even used these techniques for pre-nuptial agreements and post nuptial agreements and for partnership in businesses by using a UCC1 filing instead of a mortgage lien or a Trust DeedA final point: this structure is powerful but is no substitute for acting prudently, having the proper insurance coverage and never thinking that insurance is a waste if money because you have not been sued.Choose an experienced attorney who is not trying to gouge you because all your assets could be stripped with just one entity.Many times investors go to Attorneys asking for asset protection and the attorneys steer them away from equity stripping because it is a lot of tedious and specialized work, so most are unfamiliar with it and frankly it does not pay much.Most attorneys would rather structure several LLCs for each of your assets and flow them through to Corporations that are anonymous in NV with them (the attorneys) as nominees using Land Trusts with them yet again as Trustees and so on..

Loan tens or hundreds of thousands of dollars to strangers without the opportunity to meet them or personally inspect the property, through an anonymous internet website where you don’t know the brokers?

You may already be versed in all these aspects but I would read up on landlord/tenant laws for your state, how to limit your liability (asset protection, anonymity, etc.), figure a way to streamline the process of managing your properties so you can scale (bookkeepeing, rent collection, how you plan on handling repairs, etc.), etc.Personally I started off leveraging and acquiring properties in a short amount of time.

Seems to me to be the cart before the horse.Trusts offer anonymity, but no asset protections.LLCs initiated in states that you don't do business, doesn't make a lot of sense if you have to register and pay fees as a "foreign entity" in the state that you actually do business.

You should maybe have someone make an anonymous call to code enforcement on her.
