There is a long list of things, i agreed to take on more than 50% of these 60+ big and large issues and requested the seller fix just the big items:Both oil tanks are rusting and need to possibly be replaced, one missing a leg and sitting in cinder block.Heating unit in one apt is 21 yrs old (life is 20-25)No smoke/CO alarmsElectrical panel in one unit couldn’t be opened bc tenant said it sparked after recent stormOther electrical unit has dual wiring and a couple cloth insulated wires (really old)Deck is rotting and support beams sit on dirty not cement basingThe garage roof is at end of lifeThe garage walls are cracking & bucklingThe response from the sellers agent is that they are not selling a perfect home and will only take 1-2 things to consider from a list of 60+!

Hi Stephanie,Pink front door, green ceiling, purple walls.And who knows what quality of workmanship or sloppiness she has.And if she falls off of a ladder are you carrying workman's comp.If the paint is ready for a repaint, it's intelligent to hire a professional painter with professional drop cloths and insurance.The downside is where will the renter live during this (stinky odorous) commotion, and all of the renters belongings are exposed to theft by the painters.Good Luck!

if any, I would think I should be responsible for the utility usage during the drying/construction time, and maybe cost of their old clothing used to soak up water.

I dont have to deal with the midnight call the the fridge died and all their food is going bad....or the washer damaged their new clothes.....Yes tenants can damage the property moving them in/out.... but they do that with sofa, beds, chairs- and everything else them move in/out.
