I know this all depends on a lot of things but genuinely I feel if the only thing they are doing is bringing a buyer I would pay them a finders fee basically or maybe a certain percentage of the spread.

I would increase that percentage with other factors, such as if the hourly painter came from a reliable referral source.In a nutshell, an hourly painter to me sounds inexperienced and better be waaaaay cheaper than everybody else.

I know there's a lot of room for variance, but can you estimated based on percentage?
