Right now the current tenants have access to it for “storage”.

You might find more options if you open your strategy a bit to bigger multifamilies or self storage.

I saw it says basement is open to both sides, you May also be able to look at other income opportunities there, laundry, storage, additional bedrooms or bathrooms, etc. 

If I split the house I'll have 3 units plus 2 garage/storage bays (they are smaller bays so are better suited for turning them into storage units). 

it would be a good idea  to "balance" and to add storage space.  

Some initial rambling:  I have a detached garage on my duplex rental property that I've not yet rented out -- so far I've been using it for rehab staging/storage.

Does anyone know what the process is in MN to sell a non paying tenant in self storage facility?

I'd say half the units in my area under a 24 unit complex are for sale, pretty much like most small motels, mom and pop drive-ins, small dinners, older storage facilities and car lots leased to used car dealers who go  bust every 3 years.
