Canadian and US entities are a whole different ball game when it comes to financing

Lets face it, buying a property is stressful, and the loan process is its own "ball of stress." 

If the inspector gets out there and there's active termites, which they should tell you or your agent, you can likely add on the termite letter then (assuming they're an inspector who does the termite inspection as well).If you suspect other issues (ex: foundation), get the ball rolling on getting someone out for an estimate on repairs ASAP, so you have an idea what you're working with.

I think what you are doing is 'getting into the game' and starting the beginning of the snow ball effect which will pay dividends before you know it.

Time is a major currency as well, so we lost all of that.There’s severe consequences for getting hit in the head with a golf ball, severe consequences if you’re an NBA or NFL Player, get injured enough to not play again and lose your income.But when you’re successful at the game, it gives you great pleasure and resources.You’re gonna have to provide me more details as to why you can’t make everything a game, because that wasn’t enough to convince me.
