I’ve read that really big hot tubs are very time consuming to clean, refill, and get up to temp so I was thinking a 4 or 6 person tub max.

I just got rid of a tenant who had broken two taps and was annoyed at how much I was charged to fix them (would have been less expensive to replace the faucets, but alas a PM manages them and to them I am mostly a number-and yes I spoke to them after the second one broke).If you just replaced the HVAC and the new one is broken, call the company in that installed it as it should be under warranty and again tell the tenant not to do anything other than adjust the temp within the acceptable range and replacing the filter.

Last bit of advice here, new construction if you find one without an HOA that prevents rentals, sometimes offers low interest either temp like a 3-1 buydown OR permanent like pulte with 5.99 rates on select homes.
