If the water drips in the window sill, the tenant may never notice there is a drip and the water could rot the wood there, not to mention drip into the wall and cause damage there and on down to the subfloor, etc....If you have ever had a house with a wooden porch floor with a window AC unit mounted above the porch floor, you realize soon enough that it might be a no win situation when it comes to the condensation flowing out of the AC unit :)Catch pan and drainage tubing sometimes are needed ...

Had I bought it at sheriff sale, I would have been stuck paying that extra $2K without a doubt, since those municipal bills become liens against the owner of record even if some other owner racked them up.Municipal lines are special because they run with the property.

I bought a $2 toilet, a $1 towel rack set and a free sink top and faucet for a 1/2 bath I was adding to a rehab I was working on.There was also a guy in the subdivision getting ready to do his kitchen and had one or two of his old cabinets sitting outside.

I will be using a 30 fixed rate mortgage and putting 20% down.After I close, I will be doing the following renovations: Refinish/stain the original hardwood floors which appear to be in pretty good shape; new interior trim; renovate full bath (tile floors, tile shower surround, new toilet, new vanity, towel racks, etc); paint interior; new interior light fixtures; minor landscaping; new interior doors; new closet shelving.
