It really depends on the condition and if the person smoked indoors and was a heavy smoker.You are going to have to wash all of the surfaces with TSP, chances are you will need to repaint (especially if they've been there for 10 years) and may need to stain block the ceilings before painting. 

Or are you a slumlord creating hazardous conditions at your property and racially discriminating against your tenants?

The seller would be stuck with an illegal living situation, possibly dealing with the city to avoid lawsuits, and they have to put the property back into its original condition on their own dime.

Make sure you understand the mowing and snow removal depending on your weather. 

Otherwise the property is in really good condition.  

I moved up here to get a bunch of land to house hack and the trailers are in livable condition. 

Lastly, I'm not sure if it makes sense to give a specific duration for how long you should search within a market (considering economic conditions and all), but if I had to I would look into a market for about 3+ months before moving on to the next.Hope this helps someone & thanks to everyone who responded to my initial post!
