An investment agency offers to be an intermediary between a buyer, seller and a bank and to manage the entire process, including finding the best deal for the customer, obtaining the credit in customers name and managing the property once it is rented.

Owners and/or property managers can neglect a property by deferring maintenance, not spending enough money on advertising, poor customer service, and not spending the capital necessary to keep interiors up to date with the market.

Your level of customer service has made her happy so far!

Randy I'd say it's some poor customer service on their part by not keeping you in the loop however I don't see a negligence case here.1.

It has been often suggested here and elsewhere to pursue something that keeps a toe in the water of the working world, as it limits the downside risks, and could turn into a fruitful enterprise for post-retirement.At the request of a friend and BP associate, I've been asked to provide expert opinion and electrical analysis on residential properties that are either on the market, or recently sold through his brokerage, as there are many customers who want a deeper look at their electrical system, deeper than what a typical home inspector will do, but they are not ready to ask a contractor to come out and simply give a blank check to 'fix whatever's wrong' (famous last words).

(For the record, I receive not one penny for my recommendation; I'm just satisfied customer and a fan!)

If the properties sold for more than what you offered, this is just a case of below average customer service, not shady business practices. 

Now my wife and I each run a truck and each have 35-45 hours per week of paid work, 10+ hours of unpaid driving, and turn away new customers constantly.

Finally I will say about this subject that when starting out we should be willing to under charge (even if undercharging ourselves) and be willing to give out enormous value/performance not because we want to sell ourselves short but because we are trying to establish credibility with our customer.

Remodels closer to downtown on older homes have ashpalt-shingle roofs.Just an opinion, but unless you're doing something very custom, try to stick to what the neighborhood does and do not let your personal affinity for materials cloud your judgment on what the masses actually want.
