The reason why anything at all is "left over" is because many students qualify to take out the "full cost of attendence" (housing, transportation, etc) at the school, which is usually much more than just the price of tuition.

I'm planning to provide private assisted living with both full/part time care takers, full time cook, part time nurse, exercise equipment, laundry service, library and transportation.

The location is central between Newark airport & Manhatten, just about 10 miles each, and plenty of public transport.

If I remember correctly Tiny homes (at least in our area) are treated by municipalities as RV's or manufactured homes as they are generally built to DMV standards in order to be transported on the highways.

Look for properties with walk-ability or transportation (public if possible).

I'm also considering SFH or townhomes in VA, MD, hopefully close to metro lines or public transportation, with an accessory dwelling unit.

All of my experience is in managing routine maintenance contracts for the Department of Transportation.

That coupled with crappy public transportation and zoning laws that make areas 90% RH1 (single family homes) suburban filled with NIMBYs that show up to every Building and Planning meeting about NO changes to their neighborhoods (buildings with multi units, expanding footprints on existing homes, converting RH1 to mixed housing and commerce, etc). 

There’s no public transportation, most of the Poconos DON’T even have public water & sewer (so you’re stuck with these annoying & ridiculously expensive septic systems & wells), the schools aren’t great, the libraries aren’t great.
