It's not necessary but it does help to be more comfortable with the whole idea of investing. 

I think a 1031 exchange wouldn't be a bad idea if you're not making much on the property, and are worried about big repairs coming up in the near future. 

Otherwise taking detailed videos and pictures for the contractor to get a good idea of budget should be sufficient to get a realistic budget.
