I'm intrigued by actually running the syndication myself assuming I can build out systems and a team that allow me to operate it on "auto-pilot" as much as I can, but as you stated, I was not aware if other strategies have surfaced since I last looked into investing or whether syndication was still a viable option.

You can take ownership in 6 months versus 2 years in houses.  

Airbnb is their own eco system and they're the merchant of record and take care of all payments or lack of payment.

Quick question about property management:In your opinion, is it better to hire a property manager (pay about 7-10%) for a company or use a software system to save money ? 

Alabama has had a "notice pleading" system for many years.

Houses are complex systems where lots of stuff can go wrong and there are lots of opportunities for improvement. 

So, I paid $650 for both the pumping and inspection.Unfortunately, the inspection revealed an undersized septic system (500 gallons) – they recommend a system larger than 1,000 gallons.

(Sound like good reasons not to pump in to shower.) but that many/most people do it, especially if it drains in to a septic system. 

Shows how strong the US legal system is.
