My advice: don't buy it.You're trying to spend every penny you've got to put this deal together and then you won't have any money to deal with the little surprises life throws at us.Every property I've purchased had a surprise maintenance issue that cost me thousands within the first few months.

I heard @Brandon Turner make a comment in one of the podcasts that he was introverted and it surprised me as he seems very outgoing.

I was surprised when i found a local credit union with a commercial department offering 80% LTV.

This hurt my cash flow and was surprised by a tax lien this summer, it was under $400 but I feared it would tip off the lender of the new owner.

We too went through the change-over with VRBO and were a bit surprised by their fee changes. 

You would be surprised how much information that they will give you. 

Well, to my not so surprise, no insurance lenders are finalizing policies until after FLORENCE passes.

The thing you'll probably be surprised about going from here to there is they don't have basements or if they do they don't count them in square footage.
