You should try to search on the forum to get an a feeling on how others are proceeding.Knowing that your upper limit is quite high, now you need to gauge what's the minimum amount that you think they would accept as compensation, add a couple of % for good measure and go with that.

@John Gregg - I would consider cash on cash returns as a metric to measure the deal and it can be anywhere from 10-20% initially.

What you have are wholesalers that can not demonstrate any acceptable level of expertise in real estate, no real measurable knowledge of law, title rights or any other aspect of what they may be involving a buyer and seller in.
