Shorter term CD's actually have higher rates than longer term so staying in the 3-6 month range is best.

This tenant has always paid rent so there is no rent I am looking to collect at this time.

So I have have had interest in the area but didnt know how to start.

I'm in Santa Barbara County which is impossible to make work so I'm forced out of the area.

Auction.com for some 66% or so of the preforeclosures in your area, other trustee's run other auctions, but auction.com has sucked up the majority of the business nationwide.
