Hello everyone, Last month, I started renting a semi-basement in a building in New Jersey. 

In a semi-war zone less than 1.5 miles away from historical downtown (sure to be gentrified in the future)Listed at $94,900Looks like a full renovation needed (50k Maybe 🤔)Latest assessment $111,510 (local assessor site) Appraisal $159,300 (local assessor site)Owned by Federal National Mortgage Association (that has to matter) I have about 10k to invest and credit score it is around 655Current official income is low.

I suspect it is because it is 2 blocks away from Fishtown (Lot is in Kensington) and the comps are probably jacking up the price.It's currently listed for over 30k but I could easily buy a semi-distressed property in the same street for that price.

As the subject claims, I do have a semi flip.  

Where in SE Mi is this house?

Positive cash flow after expenses.And probably get 2 more duplexes or so.Wouldn't it make more sense for us to sell both getting back all our capital and buy 2 multi's 10 units or more in the 500,000 range putting down payments of 30 to 40%.There by getting it done.Getting the cash flow to where we can semi- retire.A management co etc.Is this not what we're working towards.OR IS THERE SOMEONE WHO SEES ANOTHER SCENARIOCan you talk me out of this......What headaches are involved in multi's I can also wait to find them where I can add value rehab add AC get the rents up etc.

I have a 94 mobile home on 3 beautiful green carpet grass lots with semi closed garage and backYard patio area and treehouse.

I went to school @ WPI before transferring closer to home to Northeastern so I am semi-familiar although that was over 10yrs ago and the last time I was there, last year, the campuses had greatly expanded.
