I rationalize the situation as this; low supply and high demand > higher saturation of wholesalers and investors vying for deals > less deals or even hits on a good lead.

Austin mid term rental is becoming saturated.

Most of the time it could be the photos need to be better quality, or simply there is high saturation of rentals in the area and your rate isn’t competitive enough.

However, I wonder if it may be over saturated?

I didn't strongly consider direct to seller marketing before because i thought that too may be too saturated at this point to be effective, but I will definitely reconsider that as I haven't seen much success yet anyways.
