You need to align yourself with a broker who may charge you a nominal annual fee, I have seen $500 annually or a large house that is more interested in a large volume of agents vs. a smaller quantity of producing agents or help a CCIM or a broker part time so they need to sponsor you!

From the wholesale/assignment deals that I have seen come through, wholesalers appear to be conduits, they just move the properties for a nominal fee, usually between $2500-$5000.

Comparing 'like' homes via home sales is inaccurate, as homes prepped for sale are usually repaired to better condition for selling.Appraisal board members are appointed/nominated by the taxing entities, kind of a conflict if you ask me.
