What if it's a triplex that needs three of a lot of expensive things, asbestos abatement, discover there is soil contamination because it used to have a small gas pump and holding tank under the driveway from when the 3rd unit used to be the driver's quarters in the early 20th century and it's leaking into the earth (I've actually come across that) and it totals way more than $65k?

Find both on Instagram, too.If you have money, you can start figuring out ways to market to distressed sellers...Bandit Signs, Cold Calling, FB ads, RVM, and text blasting...If you don't, you can take a tank of gas along with your time and do Driving for Dollars.Idk where you're at in your experience and education, but that's where I've started.

To me... taking 1 hour out of my time (including driving time, coordinating, correspondence), paying for gas and vehicle maintenance to drive to properties, taking videos, taking photos, filling out a property checklist, compiling it all to email it forward -  for $20 doesn't really make sense.
