I'm looking into potentially house hacking a small multi-family home, preferably in northern NJ (such as Morris county) or Westchester, NY if possible, but I'm open to other areas that are hopefully within about 1.5 hours (driving or public transit) of Manhattan.

I understand that even modern multi-families may have main disconnects that are fused.

Multi-family investing has been super competitive for some time and continues to go way over asking.

Your typical home loan mortgage company is not too familiar with complex multi family deals, bridge financing, and the nuances of asset based lending. 

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.

My original intention was to flip the property and use the proceeds to help purchase a small multi-family home but am now considering holding the Single Family property as a rental.  

They texted and called multi times daily asking for more money.
