i guess the biggest challenge is my stage in life - as i plan for retirement in the next 5 yrs hard to want to go leverage several notes and wait for them to be paid off in 15-30 yr notesAs one advised - its not whether to leverage but when Early in your career leverage is more important then cashflow Late in your career cashflow is more important then leverage

Hi sarah, while i do not have it in my rentals at the moment i plan to in the future, i have it currently in 4 rooms and the hallway of my current home, with 2 dogs, 2 kids and myself it has not faltered in 5 yrs so far, i believe if installed correctly it would knock out the price of floor fixes drastically, waterproof, scuff/scratch resistant/ appealing to the eye and affordable. love it. and like i said when i need to replace floors in my units it will definitely be going in !

This is our main business for the past 2 yrs after discovering double wides on their own land (not in parks) are great for high cap rate vs SFR here in GA and given our tricks re buying doublewides.. 30% vs 15%.An issue: always doubt MLS comps when trying to value a mobile home.

With the HELOC having a 10 yr draw and 15 yr term, if I paid on it based on 25 yrs that would help keep cash flow up, but I don't think I would want to keep it open that long.
