Usually creating a llc has net zero or an increase in overall taxes paid, so I don't know what benefit you are imagining from creating one.

I think Jacksonville, comparitive to the nation has good rent to purchase ratio's.However, from what I am reading, Jacksonville is going through a huge increase in supply of houses.I think you can always make a deal happen in any city but I would personally wait until the new supply is absorbed.

Stable job growth, population growth, much more friendly tenant/landlord laws, property taxes DO NOT reassess on the sale, high appreciation due to land constraints, etc.

Detroit is “supposedly” making a comeback, but it went from a population of 1,650,000 to 600,000 in 50 years.  

Anna's population continues to grow with a rise in the median income + infrastructure/new businesses.

I personally would not choose to swap a tanked water heater to tankless at a rental due to increased maintenance.
