I don’t have a specific painter recommendation, but I paint all my rentals Agreeable Gray by Sherwin Williams.

Lose the floor tile and go to a black circle sheet tile (penny sized circles) with dark gray grout.

I'm going with laminate countertops and trying to decide between a light white/gray type granite look laminate and a black with some gray. 

And beige/gray so pretty neutral vs red brick.

@Spencer Gray It is only a matter of time before it becomes commonplace. 

So in this case you can have all of the mutual agreements you want with your dad as long as you understand he would be the sole, 100% owner, and only decision maker of the property while you'd have a nice piece of paper that would mean nothing to anyone.Third, and I mean this politely, but you're brainstorming into an ethically gray area and perhaps even a fraudulent one.

Seems like a lot of gray area and room for abuse in there.
